What type of improvements will help me sell my condo one bedroom one bathroom? I live in an urban area.?
I saw on Capitol Hill in Wash, DC and need to sell my 1BR/1BA condo in the coming months. I saw a ton of sites that describe improvements that can help you sell your home faster, but is there a list of updates that work for condos in large buildings? I do not want to make improvements which are a waste of money ... but I thought about upgrading the lighting, the building walk-in closet, paint instead of beige, and the refurbishment of the bathroom. We already have a good kitchen. What will make me better mileage? The condominium market is there ok. It's not as bad as in suburban locations.
Have you ever watched shows like "sell this house" on TV? They give you great suggestions. Bathrooms are super important. Make sure the fixtures are updated. If the cabinets must be updated, sometimes a patch is inexpensive paint. It really depends on what your place looks like. Neutral colors work well - if you use tan, use a light enough shade that will work with any decor and condo to keep the feeling light and open. You can try a bright color on a wall accent or something like that. If the trim is wood and is outdated or dark, perhaps try to paint it white - it is more contemporary and air cleaner. Make sure the carpet is clean. Flooring is important. If you need to replace the flooring, go with a bamboo - you can get it for less than $ 2 per sq ft at the scene Lumber Liquidators likethe site is cheaper than the carpet anyway and add value both your home. Nice story in general will help the sale - get rid of any vinyl, nobody wants this stuff! Replacing equipment is large. People like to walk in closets, but make sure you do not take away space somewhere else important as the bathroom - which people "like rooms cramped bathroom.
